北京购房资格最新政策2023 |

2023年，北京二套房首付比例不低于70％。
一是拥有一套住房的家庭在申请个人住房贷款购买自有住房。无论是否有贷款记录，首付比例都不得低于50％。
二是拥有一套住房的家庭在申请个人住房贷款购买非普通自有住房，首付比例不得低于70％。
如果个人名下有房，但是无贷款买房记录。以前只是认贷，不是第二套房，现在加了认房。虽然没有贷款，但只要能在房屋产权交易系统中找到名下有房产，就会被认定为第二套房。
京籍家庭购房条件：
1、已婚京籍家庭通州除外：无房的可以买两套房子，有一套房子的可以再买一套。
2、北京单身家庭包括未婚、离婚、丧偶家庭：北京没有房子的，可以买一套房子。
3、想在通州买房的北京家庭，在满足本市限购政策的前提下，还需要满足以下条件之一，才可以在通州买房：其一，要在通州定居3年以上的京籍家庭已有1套住房。其二，在通州区有一套住房、连续社保或个人所得税的北京家庭。
法律依据：
《中华人民共和国义务教育法》
第十二条适龄儿童、少年免试入学。地方各级人民政府应当保障适龄儿童、少年在户籍所在地学校就近入学。
父母或者其他法定监护人在非户籍所在地工作或者居住的适龄儿童、少年，在其父母或者其他法定监护人工作或者居住地接受义务教育的，当地人民政府应当为其提供平等接受义务教育的条件。具体办法由省、自治区、直辖市规定。
县级人民政府教育行政部门对本行政区域内的军人子女接受义务教育予以保障。
