释义	法律分析: 房东与租客达成合意可以在合同内提高租金。租赁有效期内，非经租客同意，房东无权单方面提高租金，双方未达成合意且合同没有约定涨租事项的属于违约，房东需要承担相应的违约责任。法律依据:《民法典》第五百四十三条当事人协商一致，可以变更合同。第五百七十七条当事人一方不履行合同义务或者履行合同义务不符合约定的，应当承担继续履行、采取补救措施或者赔偿损失等违约责任。第五百七十八条当事人一方明确表示或者以自己的行为表明不履行合同义务的，对方可以在履行期限届满前请求其承担违约责任。
