父母卖房给子女流程 法律问题

具体的手续是：
一、父母与子女订立关于房屋赠与的书面合同；
二、子女作为受赠人，凭原房屋所有权证、赠与书，根据相关规定交纳契税，领取契证；
三、双方到公证处办理公证；
四、双方到房管局办理房屋所有权转移登记手续；
五、父母作为赠与人，将房屋交付给子女。
法律依据:
《中华人民共和国民法典》 第二百零九条 不动产物权的设立、变更、转让和消灭，经依法登记，发生效力；未经登记，不发生效力，但是法律另有规定的除外。
依法属于国家所有的自然资源，所有权可以不登记。
