释义	要卖房应当提前通知承租人，承租人享有同等条件下的优先购买权。即使承租人不购买，在租赁期限内仍然可以承租该房屋。法律依据: 《中华人民共和国民法典》第七百二十五条租赁物在承租人按照租赁合同占有期限内发生所有权变动的，不影响租赁合同的效力。第七百二十六条出租人出卖租赁房屋的，应当在出卖之前的合理期限内通知承租人，承租人享有以同等条件优先购买的权利；但是，房屋按份共有人行使优先购买权或者出租人将房屋出卖给近亲属的除外。
