释义	无产权证的房屋不能赠与，权属有争议的房产、未依法登记领取权属证书的房产不得转让。即使房屋所有权人承诺将房屋赠与他人的，也无法办理产权变更登记，无法变更产权，则赠与行为并未完成，受赠人无法获得受赠房屋。法律依据《民法典》第二百零九条，不动产物权的设立、变更、转让和消灭，经依法登记，发生效力；未经登记，不发生效力，但是法律另有规定的除外。依法属于国家所有的自然资源，所有权可以不登记。
