释义	法律客观：《商品房销售管理办法》第三十条房地产开发企业应当按照合同约定，将符合交付使用条件的商品房按期交付给买受人。未能按期交付的，房地产开发企业应当承担违约责任。因不可抗力或者当事人在合同中约定的其他原因，需延期交付的，房地产开发企业应当及时告知买受人。《民法典》第五百七十七条当事人一方不履行合同义务或者履行合同义务不符合约定的，应当承担继续履行、采取补救措施或者赔偿损失等违约责任。
