释义	法律分析：房屋维修基金一般按照当地房改成本价的2%收取。法律依据：《住宅专项维修资金管理办法》第八条出售公有住房的，按照下列规定交存住宅专项维修资金：（一）业主按照所拥有物业的建筑面积交存住宅专项维修资金，每平方米建筑面积交存首期住宅专项维修资金的数额为当地房改成本价的2%。（二）售房单位按照多层住宅不低于售房款的20%、高层住宅不低于售房款的30%，从售房款中一次性提取住宅专项维修资金。
