释义	法律分析：第一尽量和承租人沟通协商，让其腾空房屋、尽快搬走。第二如果承租人不愿意搬走，那么可以和其续签租赁合同，让其继续缴纳租金。第三倘若承租人既不搬走也不缴纳租金的情况下，可以向人民法院提起诉讼，请求判令承租人腾空房返还出租人，并可要求承租人支付逾期腾房占有使用费。法律依据：《最高人民法院关于审理城镇房屋租赁合同纠纷案件具体应用法律若干问题的解释》第十八条房屋租赁合同无效、履行期限届满或者解除，出租人请求负有腾房义务的次承租人支付逾期腾房占有使用费的，人民法院应予支持。
