释义	法律分析：目前还没有遗产税和继承税，继承税也只是在继承的时候交些印花税，但是如果不是法定继承人继承财产的，则属于遗赠，遗赠人获得房产的，是要缴纳契税的，因为遗赠行为属于赠与行为，而法律规定赠与行为需要缴纳3％到5％的契税。另外将来遗赠人如果要转让该房产的，还需要缴纳20％的个人所得税。法律依据：《中华人民共和国契税法》第二条本法所称转移土地、房屋权属，是指下列行为：（一）土地使用权出让；（二）土地使用权转让，包括出售、赠与、互换；（三）房屋买卖、赠与、互换。
