释义	1、住满5年的经济适用房可以按照市场价来出售。但是出售完之后，需要按照具体成交金额的10%，用来补交综合地价款。2、未住满5年的经济适用房是不允许出售的。如果坚持要出售，只能以不高于购买价的单价来出售。法律依据：《中华人民共和国城市房地产管理法》第五十六条以营利为目的，房屋所有权人将以划拨形式取得使用权的国有土地上建成的房屋出租的，应当将租金中所含土地收益上缴国家。具体形式由国务院规定。
