释义	国有土地使用权租赁合同二十年。国有土地租赁的期限有短期租赁和长期租赁两种形式。短期使用，或者用于修建临时建筑物的土地，应实行短期租赁，租赁期一般不超过5年；需要进行地上建筑物、构筑物建设后长期使用的土地，应实行长期租赁，租赁期限由租赁合同约定，但最长租赁期限不得超过同类用途土地出让的最高年限。【法律依据】《民法典》第七百零五条，租赁期限不得超过二十年。超过二十年的，超过部分无效。租赁期限届满，当事人可以续订租赁合同；但是，约定的租赁期限自续订之日起不得超过二十年。
