释义	原则是不可以购买，有风险。需要还清贷款。未还清贷款的房子还处于抵押状态，是不能上市交易的，但是可以通过转按揭来实现。转按揭。所谓“转按揭”，是指把个人住房出售或转让给第三人而申请办理个人住房贷款变更借款期限、变更借款人或变更抵押物的贷款，但目前能做转按揭的银行很少。《民法典》第二百零九条不动产物权的设立、变更、转让和消灭，经依法登记，发生效力；未经登记，不发生效力，但是法律另有规定的除外。依法属于国家所有的自然资源，所有权可以不登记。
