释义	法律分析：预售商品房再转让的前提条件，商品房预售合同的双方当事人，经有关主管部门办理了有关于续后，在预售商品房尚未实际交付前，预购方将购买的未竣工的预售商品房转让他人，办理了转让手续的，认定转让合同有效。转让预售商品房的，首先《商品房预售合同》应在有效期之内，在具备这一前提条件后，按照有关商品房转让的规定。法律依据：《中华人民共和国民法典》第二百一十六条不动产登记簿是物权归属和内容的根据。不动产登记簿由登记机构管理。
