释义	法律分析：如果双方在签订的房屋租赁合同中包含着附属设施维修的条款，则出租屋里的电器坏了，此时应该按照双方的约定执行。如果双方没有约定,则租赁双方可以协商解决。法律依据：《中华人民共和国民法典》第七百一十条规定，承租人按照约定的方法或者租赁物的性质使用租赁物，致使租赁物受到损耗的，不承担损害赔偿责任。第七百一十二条规定，出租人应当履行租赁物的维修义务，但当事人另有约定的除外。因此房屋租赁期间电器损坏的，如果电器是承租人自己的，由承租人自己负责维修，如果是出租人的，应该由出租人承担维修。
