释义	法律分析：没办过户但若房屋买卖合同满足条件是有效的。买卖双方自愿，并立有契约，买方已交付了房款，并实际使用和管理了房屋，又没有其他违法行为，只是买卖手续不完善的，应认定买卖关系有效，但应着其补办房屋买卖手续。因此当事人之间房屋买卖合同成立生效后，没有办理物权的登记并不影响合同的效力问题。法律依据：《中华人民共和国民法典》第二百一十五条当事人之间订立有关设立、变更、转让和消灭不动产物权的合同，除法律另有规定或者当事人另有约定外，自合同成立时生效；未办理物权登记的，不影响合同效力。
