法律分析：
商铺转让有两种理解：一是转让所有权，即产权人把商铺卖给你；二是转让使用权或租赁权，即不改变房屋所有人，只是把房屋转让给你使用。
法律依据：
《中华人民共和国民法典》
第四百八十三条 承诺生效时合同成立，但是法律另有规定或者当事人另有约定的除外。
第四百八十四条 以通知方式作出的承诺，生效的时间适用本法第一百三十七条的规定。
承诺不需要通知的，根据交易习惯或者要约的要求作出承诺的行为时生效。
