释义	法律分析：作为房屋出租方，可以在房屋租赁合同中约定，如果承租方在经营时会出现打架斗欧或其它违（犯）法事件，出租方不承担任何责任。这样的约定具有法律效力。可以在合同中约定出现类似事件时，出租方有权解除合同。法律依据：《中华人民共和国民法典》第五百零六条合同中的下列免责条款无效: (一)造成对方人身损害的; (二)因故意或者重大过失造成对方财产损失的。第七百一十条承租人按照约定的方法或者根据租赁物的性质使用租赁物，致使租赁物受到损耗的，不承担赔偿责任。
