释义	法律分析：房东就同一房屋签订多份租赁合同的，如果合同均有效，各承租人都要求履行合同的，一般按照下列顺序进行：首先由已经合法占有租赁房屋的承租人优先取得租赁权，如果都没有占有该租赁房屋，则由已经办理登记备案手续的承租人优先取得租赁权，仍然无法确定的，由租赁合同成立在先的承租人取得房屋的租赁权。法律依据：《中华人民共和国民法典》第七百零三条租赁合同是出租人将租赁物交付承租人使用、收益，承租人支付租金的合同。
