法律分析：售后公房在买断产权时是缓征土地出让金的，而且规定面积内是免征契税的（超出部分征契税），所以售后公房的土地性质依然是划拨而非出让，因此也就不存在土地使用年限的问题。
法律依据：《中华人民共和国城市房地产管理法》 第十六条 土地使用者必须按照出让合同约定，支付土地使用权出让金；未按照出让合同约定支付土地使用权出让金的，土地管理部门有权解除合同，并可以请求违约赔偿。
