他项权证补办一般需要五个工作日。《房屋他项权证》是房屋产权登记机关颁发给抵押权人或者典权人等他项权利人的法定凭证。房屋他项权证丢失的可以按照以下流程进行补办：1、房地产抵押权设立登记申请表原件;2、房产档案馆查档证明原件;3、登报声明《房屋他项权证》遗失作废的公告;4、房屋所有权证复印件(校对原件);5、抵押权人及抵押人共同出具的情况说明;6、抵押人为个人，提交身份证复印件(校验原件)，如为共有房产(包括夫妻共有房产)，还须提交其他共有人的身份证复印件(校验原件);抵押人为单位的，提供营业执照副本(或组织机构代码证)复印件(校验原件)，无法提交原件校验的，提交工商出具的彩印副本或复印件加盖公章并附具结书;抵押权人为个人的，提交抵押权人的身份证复印件(校验原件)，抵押权人为金融机构的，提交抵押权人身份证明，并出具介绍信、委托书及受托人身份证复印件(校验原件)。法律依据《房屋登记办法》第二十七条 房屋权属证书、登记证明破损的，权利人可以向房屋登记机构申请换发。房屋登记机构换发前，应当收回原房屋权属证书、登记证明，并将有关事项记载于房屋登记簿。房屋权属证书、登记证明遗失、灭失的，权利人在当地公开发行的报刊上刊登遗失声明后，可以申请补发。房屋登记机构予以补发的，应当将有关事项在房屋登记簿上予以记载。补发的房屋权属证书、登记证明上应当注明“补发”字样。
