释义	法律分析：对于房屋赠与来说，办理了过户手续赠与生效是房屋赠与的一般情形；但如果没有办理过户手续，双方签订了赠与合同且房屋已经实际交付占有、使用的，赠与合同也是生效的。法律依据：《中华人民共和国民法典》第六百五十七条赠与合同是赠与人将自己的财产无偿给予受赠人，受赠人表示接受赠与的合同。第六百五十八条赠与人在赠与财产的权利转移之前可以撤销赠与。
