释义	法律分析：不是的，如果双方买房，一方不能到场的话，无法到场的一方可以向另一方出具一份授权委托书，授权书内容即是委托代为签订购房合同。这样，到场一方便可凭授权书代未到场一方在购房合同上签字了，其签字的效力与本人到场签字的效力是一样的。当然，如果双方都无法到场的话，可以共同委托其他人代为办理购房的相关事宜，代理人的行为法律效力直接作用于委托人。法律依据：《商品房销售管理办法》第十六条规定的商品房买卖合同的主要内容，并且出卖人已经按照约定收受购房款的，该协议应当认定为商品房买卖合同。
