释义	法律分析：车位只有使用权，没有所有权。车位是否可销售、买卖的唯一标准是能否办理产权证或有无预售许可证，没有车位产权证，那么车位不允许出售。地下停车位的使用年限有两种情况：1、可以办出房地产权证，使用年限与车位所在土地使用权年限一致；2、不能办理房地产权证，其实只是购买了租赁权，使用年限不超过20年。法律依据：《中华人民共和国民法典》第七百零五条租赁期限不得超过二十年。超过二十年的，超过部分无效。租赁期限届满，当事人可以续订租赁合同；但是，约定的租赁期限自续订之日起不得超过二十年。
