答辩人因原告扬州市万杨物业管理服务有限公司提起物业服务合同纠纷诉讼一案，现答辩如下：
事实与理由：
1、房屋至今本人未使用，全是出租，应由经营者承担因经营产生的该项费用。故因物业公司失职所造成的损失。
物业未履行以下服务：
1、本物业门前秩序乱、环境卫生差、全是乱摆摊点，不及时制止及处理。
2、2009年房屋未租期间，导致自来水被盗，房屋内电线管线被盗。
3、未享受到小区内公用设施(监控、能耗、设施维护等)、绿化环境等设施。
4、物业公司不履行合同约定的公示账目义务。
5、有个别业主在装修施工时改动楼房公用设施或房屋结构，引起其他业主不满，认为物业公司未及时予以制止或采取有力措施要求改正，未履行物业服务合同义务。
6、出租公用部位，收益不公开，应归全体业主所有。
7、未做好商铺沿街交通秩序与车辆停放。
8、物业公司至今未成立业主委员会(物业的相关费用应通过业主委员会，故物业公司相关费用是物业公司自己拟定的，不具有合法性和人性化)。
