物业费应该谁承担

法律分析：物业费应由业主承担。业主也可以在租赁合同中约定由房屋使用人承担缴纳，但内部约定不能对抗物业公司。承租人拒绝缴纳的，物业公司有权要求出租人交纳并承担连带责任，房屋的所有权人为业主。业主在物业管理活动中，享有的权利例如：1、监督物业服务企业履行物业服务合同；2、按照物业服务合同的约定，接受物业服务企业提供的服务。
法律依据：《物业管理条例》第六十五条 违反物业服务合同约定，业主逾期不交纳物业服务费用的，业主委员会应当督促其限期交纳；逾期仍不交纳的，物业服务企业可以向人民法院起诉。
