释义	学区房的购房者的购买目的不同于普通的商品房交易中的买方，其不仅要取得房屋所有权，房屋还要保证能够实现户口迁移，即在办理房屋户口转移，该房屋的户口应该是空置的，卖方应将户口转移出该学区房屋。本案甲乙双方在签订房屋买卖合同以后，由于乙未能在约定时间将户口转出，致使甲签订的房屋买卖合同的真正目的无法实现，法院据此判决双方解除了本房屋买卖合同。法律依据《物权法》第九条
