外墙公摊面积怎么计算

计算规则为：商品房建筑面积（销售面积）=套内建筑面积+公摊面积。其中：公摊面积=电梯井+楼梯间+公共门厅和过道+外墙墙体水平投影面积的一半等。“外墙墙体水平投影面积的一半”简单来理解也就是说外墙厚度的一半算作套内面积、一半算作公摊面积。

《商品房销售面积计算及公用建筑面积分摊规则》 第六条 套内建筑面积由以下三部分组成：
1、套(单元)内的使用面积;
2、套内墙体面积;
3、阳台建筑面积。
