释义	法律分析：房东如果要涨房租，房客是可以双方协商的，如果是在租期合同外，房客无权干涉的。法律依据：《城市房屋租赁管理办法》第十九条房屋租赁当事人按照租赁合同约定，享有权利，并承担相应的义务。出租人在租赁期限内，确需提前收回房屋时，应当事先征得承租人同意，给承租人造成损失的，应当予以赔偿。第二十条出租人应当依照租赁合同约定的期限将房屋交付承租人，不能按期交付的，应当支付违约金，给承租人造成损失的，应当承担赔偿责任。
