释义	法律分析：建筑面积是住宅建筑外墙勒脚以上外围水平面测定的各层平面面积之和。法律依据：《商品房销售管理办法》第十八条商品房销售可以按套（单元）计价，也可以按套内建筑面积或者建筑面积计价。商品房建筑面积由套内建筑面积和分摊的共有建筑面积组成，套内建筑面积部分为独立产权，分摊的共有建筑面积部分为共有产权，买受人按照法律、法规的规定对其享有权利，承担责任。按套（单元）计价或者按套内建筑面积计价的，商品房买卖合同中应当注明建筑面积和分摊的共有建筑面积。
