释义	法律分析：房子空也要交物业费。如果买的房子确实没有住，也没有装修，不具备入住的条件下，就可以跟物业申请减免，可以少交10%到30%的物业费。而申请减免时，也是有基本规则的。要求是六个月以上房子没入住才可以申请，并且还要出示书面证明。另外，老房是不在减免物业费的范畴内，只有新房才有资格申请的。法律依据：《物业管理条例》第六十四条，违反物业服务合同约定，业主逾期不交纳物业服务费用的，业主委员会应当督促其限期交纳；逾期仍不交纳的，物业服务企业可以向人民法院起诉。
