释义	房屋租赁合同具有有效期，有效期最长为二十年。当事人每次签订的租赁合同所约定租赁期限不得超过20年，房屋租赁期间届满，当事人续订房屋租赁合同的租赁期限自续订之日起同样不得超过20年，超过20年部分的租赁期限无效。法律依据：《民法典》第七百零五条租赁期限不得超过二十年。超过二十年的，超过部分无效。租赁期限届满，当事人可以续订租赁合同；但是，约定的租赁期限自续订之日起不得超过二十年。第七百零七条租赁期限六个月以上的，应当采用书面形式。当事人未采用书面形式，无法确定租赁期限的，视为不定期租赁。
