释义	房屋租赁期限是多久可以由租客和房东自行协商决定，只要单纯约定的租赁期限不超过二十年约定多久都可以，法律没有规定。如果租赁合同约定的租赁期限超过二十年的，则超过部分无效，超过的部分视为不定期租赁。法律依据《民法典》第七百零五条，租赁期限不得超过二十年。超过二十年的，超过部分无效。租赁期限届满，当事人可以续订租赁合同；但是，约定的租赁期限自续订之日起不得超过二十年。
