释义	法律分析：无效。依据我国民法典的规定,房屋租赁合同的期限最长为20年,如果超过20年的租赁合同是无限的,双方可以20年的期限内自行约定租赁的期限。法律依据：《中华人民共和国民法典》第七百零五条租赁期限不得超过二十年。超过二十年的，超过部分无效。租赁期限届满，当事人可以续订租赁合同；但是，约定的租赁期限自续订之日起不得超过二十年。
