办理房产证需要缴纳哪些费用? |

法律分析：新房：
(1)契税
购买一套房，如果面积小于90，契税一般按照房款的1%征收，超过90平米按房款的1.5%征收。购买二套房契税按房款3%征收;
(2)登记
住宅登记费80元/套，非住宅登记费550元/套;
(3)印花税
印花税：分为“产权转移书据”印花税和“权利、许可证照”印花税。“产权转移书据”税目税率为万分之五，计税依据为书据中所载的金额，买卖双方均要交纳：“权利、许可证照”税目适用5元/件的定额税率，买方交纳。
契税：由购房人交纳。
二手房：
办理二手房房产证买卖双方需缴纳的费用有交易费、登记费，买方还需缴纳契税，卖方需缴纳营业税及附加和个人所得税。
交易费6元钱/平米，登记费80元/套;购买一套房，若面积小于90平方，契税按房款的1%征收，大于90平米按房款的1.5%征收，购买二套房契税按房款3%征收。
法律依据：《民法典》第二百零九条【不动产物权登记的效力】不动产物权的设立、变更、转让和消灭，经依法登记，发生效力;未经登记，不发生效力，但是法律另有规定的除外。依法属于国家所有的自然资源，所有权可以不登记。 《民法典》第二百一十一条【不动产登记申请资料】当事人申请登记，应当根据不同登记事项提供权属证明和不动产界址、面积等必要材料。
