继承与赠与房产的税收区别

子女取得父母房产的途径主要有3种,包括继承、买卖和赠与。每一种方式所对应的成本各不相同,而且所对应的条件也有所区别,所以到底采用哪种方式,则需要根据不同的情况来作出选择。

《关于加强房地产交易个人无偿赠予不动产税收管理有关问题的通知》
一、父母无偿赠与子女房产,应对受赠人按照房价3%全额征收契税,并按照房价千分之0.5征收印花税。
二、赠与不动产份额的,按取得房产份额征收契税。
