法律分析:
土地使用年限：住宅为70年，自取得该地的土地使用权之时算起。房改房的产权土地使用年限起算时间以该地块地上房屋参加房改之后第一个缴纳土地出让金的房屋为准。经济适用房的使用年限为50年。
法律依据:
《中华人民共和国城市房地产管理法》 第二十一条 办理土地使用权续期的，应当重新签订土地使用权转让合同，并依照规定支付土地使用权出让金。也就是说，根据以往的规定，办理土地使用权续期是需要缴纳一定费用的。
