释义	法律分析：房产证为办理下来，可以进行更名。但是根据购房合同的进程或者状态的不同，更名的程序或繁简程度也不尽相同。比如说， 1.只与房地产开发商签订了购房合同的草签合同，只需要与开发商沟通协商另行签订一个购房合同即可； 2.若是已经进行了合同网签程序，并已经到房管局进行了备案，你则要到房产主管部门将原备案合同注销再到开发商处重新签订合同，法律依据：《中华人民共和国城市房地产管理法》第六十一条房地产抵押时，应当向县级以上地方人民政府规定的部门办理抵押登记。
