释义	基地的所有权是集体组织的，宅基地的使用权是个人的，宅基地是基于农民的特殊身份通过申请获得，不能单独转让和买卖，只能在房屋产权变更时一并进行转让。所有，单纯宅基地的买卖合同是无效的。公证处不会公证。我国《公证法》规定，公证是公证机构根据自然人、法人或者其他组织的申请，依照法定程序对民事法律行为、有法律意义的事实和文书的真实性、合法性予以证明的活动。法律依据《公证法》第二条该内容由陈雷律师和律说律答共创回答
