释义	商住房有土地证。如果没有土地证，是无法进行转让、销售的。法律依据：《城市房地产管理法》第八条土地使用权出让，是指国家将国有土地使用权（以下简称土地使用权）在一定年限内出让给土地使用者，由土地使用者向国家支付土地使用权出让金的行为。第九条城市规划区内的集体所有的土地，经依法征收转为国有土地后，该幅国有土地的使用权方可有偿出让，但法律另有规定的除外。第十条土地使用权出让，必须符合土地利用总体规划、城市规划和年度建设用地计划。
