楼房渗水物业不管该怎么办 -法律知识

法律分析：
如果房子在保修期内漏水，由开发商承担责任。此时，物业不管，可以起诉开发商，要求赔偿损失。因为正常的损耗造成公共区域漏水的，物业应当负责维修。
法律依据：
《建设工程质量管理条例》 第四十一条 建设工程在保修范围和保修期限内发生质量问题的，施工单位应当履行保修义务，并对造成的损失承担赔偿责任。
《中华人民共和国物业管理条例》 第五十五条 第一款 物业存在安全隐患，危及公共利益及他人合法权益时，责任人应当及时维修养护，有关业主应当给予配合。
