法律分析：

《城市房屋权属登记管理办法》 第十七条 因房屋买卖、交换、赠与、继承、划拨、转让、分割、合并、裁决等原因致使其权属发生转移的，当事人应当自事实发生之日起三十日内申请转移登记。
