释义	抵押商品房的法律限制是：（一）抵押期间房屋所有人转让房屋，未通知抵押权人或者并未告知房屋买受人的，转让行为无效；（二）抵押人出售房屋所得的价款，应当优先向抵押权人偿还所担保的债权或向与抵押权人约定的第三人提存；（三）抵押人出售房屋所得价款清偿后剩余部分归抵押人所有，不足部分由抵押人继续清偿。法律依据《中华人民共和国民法典》第四百零六条、第四百一十三条
