释义	我国法律并没有明确规定租房合同最少要签多长时间，一般是由双方协商，如果合同在六个月以上的要签书面合同，但租赁的期限不应超过20年。法律依据：《商品房屋租赁管理办法》第六条有下列情形之一的房屋不得出租： 1、属于违法建筑的； 2、不符合安全、防灾等工程建设强制性标准的； 3、违反规定改变房屋使用性质的； 4、法律、法规规定禁止出租的其他情形。
