释义	房地产继承是指依照法定程序把被继承人遗留房屋所有权及其土地使用权转移归继承人所有的法律行为。继承权关系发生的条件：一、继承必须在被继承人死亡后开始。二、继承遗产的人，必须是被继承人的合法继承人，即法定继承人或遗嘱继承人。三、继承人依法取得的遗产，必须是被继承人生前个人所有的合法财产或者是依法可以继承的其它合法财产权益。《继承法》第二条，继承的开始，继承从被继承人死亡时开始。
