释义	法律分析：现在买房子往往签署了合同也会由于种种不利因素导致开发商迟迟不能按时交房，当开发商未按时交房时，若合同有违时条约，当事人有权按照最初签署的合同条约向开发商索取应有的赔偿，若没有相关条约，开发商可与当事人进行私人调解处理，若违时过长，可要求退房并赔偿相应违约金。法律依据：《关于审理商品房买卖合同纠纷案件适用法律若干问题的解释》第十七条逾期交付使用房屋的，按照逾期支付使用房屋期间有关主管部门公布或者有资格的房地产评估机构评定的同地段同类房屋租金标准确定。
