释义	法律分析：商住房是指十一五时期，国家要重点发展普通商品住房。对于商住房有两种解释：一是既可以作店面，又可以作住房(商住两用)；二是楼下是店面，楼上是住房，产权为同一人。商住两用房到期后是可以续期的。法律依据：《中华人民共和国城镇国有土地使用权出让和转让暂行条例》第十二条土地使用权出让最高年限按下列用途确定：（一）居住用地七十年；（二）工业用地五十年；（三）教育、科技、文化、卫生、体育用地五十年；（四）商业、旅游、娱乐用地四十年；（五）综合或者其他用地五十年。
