释义	法律分析: 物业公司提供的服务主要是公共区域及公共设备设施服务，任何一位业主都无法对服务标的全权负责。因此住宅项目的物业合同只有开发商和业委会可以同物业公司签署。而开发商和业委会在合同中，代表了全体业主。因此尽管没有和具体的业主签约，物业公司也必须履行合同约定，承担管理责任;同样业主也必须要遵守缴纳物业费的义务。法律依据: 《物业管理条例》第二十六条前期物业服务合同可以约定期限；但是，期限未满、业主委员会与物业服务企业签订的物业服务合同生效的，前期物业服务合同终止。
