释义	小产权房是国家不发产权证的，由乡村政府给你“乡产权房”的购房凭证。小产权房是在农村集体土地上建设的房屋，属于你和村集体私下签订的合同，并没有国家房管局和土地使用局发放的土地使用证和预售许可证，购房合同在国土房管局不会给予备案。所谓产权证也不是真正合法有效的产权证，不得到法律承认。购房人要注意的是，因为小产权房实际上没有真正的法律认可的产权，所以由小产权房交易发生的金钱、房子纠纷不会受法律保护，吃亏也没地方伸冤。
