我新买的房子原房主欠物业费

释义

法律主观：

在一般情形情况下，原房主所欠的物业费仍旧由原房主承担。按时交纳物业费用是每个业主应尽的义务。但是如果双方在签订房屋买卖合同时约定由现业主承担，那么由现业主进行补缴。

法律客观：

《物业管理条例》第41条，业主应当根据物业服务合同的约定交纳物业服务费用。业主与物业使用人约定由物业使用人交纳物业服务费用的，从其约定，业主负连带交纳责任。已竣工但尚未出售或者尚未交给物业买受人的物业，物业服务费用由建设单位交纳。
