释义	法律分析：只要年满十八周岁，具有完全民事行为能力，就可以自己买房。个人购买首套房的，如果是按揭的贷款的方式的话分为两种的： 1、首次使用公积金，套型的建筑的面积在90平方米(含)以下的，贷款的首付款的比例低为房屋的总价的20%。购买建筑面积大于90平米的，首付低30%以上。 2、使用的银行的商贷的话，低的首付的比例为总房款的30%了。首付款是房屋的购买时的第一笔的预付款了，一般情况下数额应当在总房价的30%以上，双方在签订商品房预售合同或出售合同后，首付款应即时返还或抵充房价。
